Let's get your money back.

Upload your lease or contract and our system reads it for you — then we tell you exactly what we can do. What brings you in today?

Evictions · Michigan landlords

Let's get your property back.

✉️ We mail your Notice to Quit for FREE. No fee, no postage, nothing due today. About 7 in 10 tenants pay or work it out after the notice — if yours doesn't, we file the eviction.

How do you file?

⚖️ Commercial property or land-contract forfeiture? Those go straight to our attorneys — choose either path and mark it on the next step; we'll take it from there.

Eviction 1

Upload the lease

We'll read it and pull the tenant, property, and rent automatically. No lease? No problem — that usually means a 30-day notice case, and you can enter the basics instead.

The legal fork

Why is this tenant being evicted?

This decides which notice Michigan law requires.

Nonpayment of rent

Upload the rent ledger

The payment history showing what's owed. It sets the amount on the notice — and the court needs it if we file.

Detroit's court asks for two more things

The 36th District Court requires proof of ownership and a Certificate of Occupancy (or renter's license) with every eviction filing. Upload them now, or we'll collect them before filing.

⏱️ Don't have them handy? No problem — the notice still goes out today. If this proceeds to a filed eviction, we'll text/email you a link to add these before we file.

Retainer agreement & terms

Please read to the end, then sign below. Nothing submits until you do.

Retainer Agreement — Hanna & Jarbo, PLLC

1 · Engagement

You ("Client") retain Hanna & Jarbo, PLLC (the "Firm") to pursue the matter(s) identified in this submission. Representation on any matter begins when the Firm accepts it; the Firm may decline a matter for conflicts or other lawful reasons.

2 · Scope of services

The Firm will prepare and serve the statutory notice(s), and — if the tenant does not pay or vacate — file and prosecute summary proceedings for possession in the appropriate Michigan district court. The Firm pursues judgments of possession only; money claims may be pursued separately as collection matters by agreement.

3 · Fees and costs

Notices to quit are prepared and mailed at no charge. If a matter proceeds to a filed eviction, the Firm's flat fee and court costs apply as quoted, billed net-30 for approved volume filers or payable by card otherwise. Court costs are passed through at cost and never marked up.

4 · Client responsibilities

Client confirms it owns or lawfully manages each property or holds the claim asserted, that the information and documents provided are accurate, and that Client will timely provide items required by the court (including, for City of Detroit properties, proof of ownership and a certificate of occupancy or rental registration).

5 · Conflicts

Client acknowledges the Firm represents many landlords and creditors and consents to the Firm's continued representation of others, including in matters adverse to persons other than Client, subject to the Michigan Rules of Professional Conduct.

6 · No guarantee

The Firm makes no promise as to the outcome, timeline, or amounts recovered in any matter.

7 · Communications & electronic dealings

Client consents to electronic communications (email/text) and to the use of electronic records and signatures under ESIGN and UETA. Case updates are delivered electronically.

8 · Termination

Either party may end the representation as permitted by the Michigan Rules of Professional Conduct; fees for work performed remain due.

9 · Governing law

This agreement is governed by Michigan law.

10 · Acknowledgment

By signing below, Client acknowledges reading this agreement in full and agrees to its terms on behalf of itself and any entity it represents.
