Tell us the basics

A few quick questions and we'll take it from here.

Enter the exact legal landlord named on the lease - the LLC, company, or individual that signed as landlord (for example “State Street 47, LLC”). Do not enter a property manager, leasing agent, or the company owner's personal name (e.g. not “Bob Lee, owner”). Naming the wrong party is a common reason eviction cases get dismissed for lack of standing.

    The legal fork

Why is this tenant being evicted?

This decides which notice Michigan law requires.

The full amount the tenant currently owes — all unpaid rent plus any late fees, through today. Only you know the current balance.

    30-day termination

Why are you ending this tenancy?

Michigan requires a reason on a termination (30-day) notice. Pick the closest one - add specifics below so the notice is accurate.

    One more thing

Do you have any other documents to upload?

Optional - you can always send documents to us later.

    Supporting documents

    Upload your documents

Add anything that supports your case and tell us what each file is.

No rent ledger? That's OK - we'll help you build a basic one the court will accept, as a PDF, in under a minute.

    Ledger builder

    Let's build your rent ledger

A few quick questions and we'll create a clean, court-ready ledger PDF for you. It accrues each unpaid month of rent (and late fees, if any), subtracts what's been paid, and shows the balance due.

We count unpaid rent from the month after the last payment (or your move-in date) through this month. You'll be able to preview the PDF before it's attached.
Property is in the City of Detroit

Detroit's court asks for two more things

The 36th District Court requires proof of ownership and a Certificate of Compliance (or renter's license) with every eviction filing. Upload them now, or we'll collect them before filing.

Why we seek possession only — not a money judgment

In your eviction we ask the court for possession of the property — not a money judgment for the unpaid rent. That's deliberate, and it's in your favor:

    • It's faster. Adding a money claim complicates service of process and drags the case into a longer, triable fight.
    • It avoids a battle over the exact amount owed — an evidentiary fight that only delays getting your property back.
    • The number would likely be wrong. What's owed usually changes after the tenant moves out (added damage, more unpaid time), so an amount entered now could shortchange you.

You don't lose the money. Once possession is regained, we can pursue the full balance — back rent and damages — as a separate collection matter.

A couple of things to know
No password to create or remember. This is a newer, more secure way to sign in: instead of a password, we send a fresh 6-digit code to your email (or phone) each time you come back - that code is your login. Nothing to set up, nothing to forget, and nothing for anyone to steal or reuse.
Adding your mobile number is optional - but it makes things easier. You can do everything with just your email if you prefer. But if you add your cell, signing back in and opening your client portal is faster - your code arrives by text in seconds. Retainer Agreement - Hanna & Jarbo, PLLC

      1 · Engagement

You ("Client") retain Hanna & Jarbo, PLLC (the "Firm") to pursue the matter(s) identified in this submission. Representation on any matter begins when the Firm accepts it; the Firm may decline a matter for conflicts or other lawful reasons.

      2 · Scope of services

The Firm will prepare and serve the statutory notice(s), and - if the tenant does not pay or vacate - file and prosecute summary proceedings for possession in the appropriate Michigan district court. The Firm pursues judgments of possession only; money claims may be pursued separately as collection matters by agreement.

      3 · Fees and costs

Notices to quit are prepared and mailed at no charge. If a matter proceeds to a filed eviction, the Firm's flat fee and court costs apply as quoted, billed net-30 for approved volume filers or payable by card otherwise. Court costs are passed through at cost and never marked up.

      4 · Client responsibilities

Client confirms it owns or lawfully manages each property or holds the claim asserted, that the information and documents provided are accurate, and that Client will timely provide items required by the court (including, for City of Detroit properties, proof of ownership and a certificate of compliance or rental registration).

      5 · Conflicts

Client acknowledges the Firm represents many landlords and creditors and consents to the Firm's continued representation of others, including in matters adverse to persons other than Client, subject to the Michigan Rules of Professional Conduct.

      6 · No guarantee

The Firm makes no promise as to the outcome, timeline, or amounts recovered in any matter.

      7 · Communications & electronic dealings

Client consents to electronic communications (email/text) and to the use of electronic records and signatures under ESIGN and UETA. Case updates are delivered electronically.

      8 · Termination

Either party may end the representation as permitted by the Michigan Rules of Professional Conduct; fees for work performed remain due.

      9 · Governing law

This agreement is governed by Michigan law.

      10 · Acknowledgment
