About court costs. Court costs are third-party fees charged by the court and process server for each eviction case. They are billed to the client at actual cost and remitted directly to the court and service provider - no markup. A typical SE Michigan summary proceedings filing runs $55 court filing fee + $55 service of process (per defendant) + $20 tenant mailing - about $130 for a single-tenant case. Service of process is billed once per named defendant, so multi-tenant cases run higher. Actual fees vary by court, case type, and number of tenants served, and are itemized on every invoice.
What's included at every tier. Drafting and mailing of the Notice to Quit (no charge); preparation and filing of the eviction complaint; appearance at the first scheduled hearing in 36th District Court and other Wayne, Oakland, and Macomb County district courts; coordination of writ enforcement following judgment of possession.
Residential tenancies only. All pricing shown above is for residential summary-proceedings evictions. Commercial evictions are billed at a flat $995 per file (plus court costs and the other third-party fees described above), regardless of subscription plan or client price level. These prices also do not include collection suits, counterclaims, jury demands, or extended or excessively-disputed, evidence-intensive matters that require discovery or prolonged litigation - those are quoted separately.
Subscription discounts apply to standard residential summary proceedings. Mobile home park evictions, condominium association matters, federally subsidized housing, and multi-tenant or complex filings may require a custom quote. Subscriptions are billed monthly. Cancellation at the Starter and Pro tiers takes effect immediately; pending unfinished matters at the time of cancellation are billed at the retail rate. Enterprise cancellation requires 30 days' written notice.
