You ("Client") retain Hanna & Jarbo, PLLC (the "Firm") to pursue the matter(s) identified in this submission. Representation on any matter begins when the Firm accepts it; the Firm may decline a matter for conflicts or other lawful reasons.
The Firm will prepare and serve the statutory notice(s), and - if the tenant does not pay or vacate - file and prosecute summary proceedings for possession in the appropriate Michigan district court. The Firm pursues judgments of possession only; money claims may be pursued separately as collection matters by agreement.
Notices to quit are prepared and mailed at no charge. If a matter proceeds to a filed eviction, the Firm's flat fee and court costs apply as quoted, billed net-30 for approved volume filers or payable by card otherwise. Court costs are passed through at cost and never marked up.
Client confirms it owns or lawfully manages each property or holds the claim asserted, that the information and documents provided are accurate, and that Client will timely provide items required by the court (including, for City of Detroit properties, proof of ownership and a certificate of compliance or rental registration).
Client acknowledges the Firm represents many landlords and creditors and consents to the Firm's continued representation of others, including in matters adverse to persons other than Client, subject to the Michigan Rules of Professional Conduct.
The Firm makes no promise as to the outcome, timeline, or amounts recovered in any matter.
Client consents to electronic communications (email/text) and to the use of electronic records and signatures under ESIGN and UETA. Case updates are delivered electronically.
Either party may end the representation as permitted by the Michigan Rules of Professional Conduct; fees for work performed remain due.
This agreement is governed by Michigan law.
